In short
Bétonik installs epoxy floors across Montreal, from a home garage to the parking level of a building.

The City spreads an average of 150,000 tonnes of salt each winter and calls it corrosive (City of Montréal, in French). Cars carry it into the garage, where it soaks into bare concrete.
A polyurethane or polyaspartic topcoat keeps the salt off the slab. See epoxy garage flooring.

In an indoor parking garage, de-icing salts penetrate the slab and corrode the rebar, according to the Régie du bâtiment du Québec. When the slab does not rest on the ground, Quebec’s Safety Code requires an engineer’s inspection every 5 years in buildings of more than 2 storeys and more than 8 units (Safety Code, in French).
The RBQ recommends protecting the membrane with a wear coat, following the engineer’s plans. See indoor parking epoxy flooring.

Since 2011, new buildings in Montreal must have backwater valves, including on the garage floor drain. The City reports valves that became unreachable after a floor was laid over them (City of Montréal, in French).
Before the work starts, we locate the drain and the valve so access stays clear. See basement epoxy flooring.

Quebec’s Regulation respecting food requires floors that are non-absorbent, washable and free of cracks in food preparation rooms (LégisQuébec, in French). In Montreal, the City itself inspects restaurants on behalf of the MAPAQ (City of Montréal, in French).
A seamless epoxy system meets all three. See restaurant epoxy flooring.
Quebec’s regulation on condo maintenance logs has been in force since August 14, 2025 (Government of Québec, in French). Is your syndicate planning its work? Have the parking slab assessed.
Tony and Nicolas learned concrete before epoxy. Moisture, pyrite and cracks get checked before anything is sealed, not after.
A mandatory moisture test, then diamond grinding to open the concrete surface profile (CSP) before the first coat.

Peeling almost always comes from rushed prep, not from the product. Proper prep is what lets us warrant 15 years.
No solvent-based product that shrinks as it cures. The same standard in a garage, a basement or a restaurant.

Each borough issues its own permits. Here is what the City’s pages say about our kind of work.
None of the 19 boroughs requires a permit to change a floor covering. A permit is needed once the work touches the foundations or the structure, or adds floor area (Renovating the interior of a building, in French).
In Saint-Léonard and Mercier-Hochelaga-Maisonneuve, touching a fire separation also requires one. In Ville-Marie, zoning by-laws apply even when no permit is needed (Ville-Marie, in French).
Here the rules change from one borough to the next. In Outremont, even a stair repair needs a permit, and any change of materials goes through a PIIA review (Outremont, in French).
In Le Sud-Ouest, the permit applies when all the steps are replaced (Le Sud-Ouest, in French). In Pierrefonds-Roxboro, a reinforced-concrete balcony needs plans sealed by an engineer (Pierrefonds-Roxboro, in French).
An occupancy permit is required to run a business in a commercial space. In Le Sud-Ouest, fit-out work can call for a transformation permit before it (Le Sud-Ouest, in French).
In Rosemont-La Petite-Patrie, when a renovation permit is required, the plans must come from an architect (Rosemont-La Petite-Patrie, in French).
Westmount, Mount Royal, Montréal-Est, Dorval and the West Island cities are separate municipalities (LégisQuébec, in French). Their rules are confirmed with their own urban planning department.
A complete system (base coat, flakes, topcoat) costs $7.00 to $8.50 per square foot. The exact price is given after the on-site assessment.
What moves it:
The Commerce-Montréal program, which helped renovate commercial spaces, no longer accepts applications (City of Montréal, in French). Pricing details are in our article How much does an epoxy floor cost in Quebec?
